We are a small independent property management firm and do not have the overhead that large management firms have which results in a typical new client saving thousands per year for a single-family home. The more units, the more potential in savings.

We believe in getting the best value for our clients. Whether that be a fixed rate for service or commission based or a hybrid of both. The client chooses which plan works for them, it’s that simple.

We believe in and are firmly committed to lowering our clients costs while lowering risk and preserving assets. There are no hidden costs. All fees and charges are disclosed up front. If a client needs a service that was not listed, we advise and seek permission prior to engaging in the service. We do not charge a percentage for repairs and do not charge any administration fee just for the privilege of being our client.

We take our fiduciary responsibility seriously. This includes providing a monthly and yearly accounting, maintaining separate trust accounts, tax compliance, and not charging overhead and commissions on repairs. In fact, we believe property management companies that charge upwards of 10% or more for a service charge on repairs are ripe with the potential for steering and decreased willingness to get the best value for the client, a conflict of interest. We charge an inspection fee to ensure all repairs are done correctly, whether it’s a hundred dollar sink repair or rebuilding an entire structure, we strive to ensure our clients are treated fairly by contractors and vendors and protected at all times. Every repair is given the proper attention it deserves.

We defend our clients’ property rights zealously. We thoroughly review and investigate all prospective tenants and once a tenant, enforce the rental agreement while maintaining professionalism and mutual respect. We review contracts with our clients, inspect work in progress, and inspect the work for completion according to the contract prior to approving payment. We also assist with handling mechanic liens and assisting our clients with obtaining conditional and unconditional lien releases. We work with our clients and their contractors to ensure the contract is followed, that repairs are completed in a timely fashion, and provide the client with the information needed to make an informed decision.

Managing property is rewarding and comes with its set of challenges. We are members of professional organizations and are constantly researching the latest in tenancy and property laws as they are updated frequently and with more intensity. We take the hard stuff including but not limited to eviction support, red-tagging and abatement, remediation, and yes, even handling the aftermath from the death of a tenant.
